What Goes Into a Carpet Cleaning Quote in Marin

What changes a carpet cleaning price in Marin: amount of carpet, fiber, condition, and access. How to read a quote and why an estimate beats a per-room price.

“How much does carpet cleaning cost?” is the first question most people ask, and it is a fair one. We do not publish a price list, and it is worth explaining why, because the reason is also the most useful thing to know when you compare quotes.

The short version: carpet cleaning is not one job. A bedroom of lightly used synthetic carpet and a bedroom of wool carpet with a dog’s history in it are both “one room,” and they are not the same amount of work. A number that ignores the difference is either padded for the hard jobs or about to change on the day.

Here is what actually moves a quote, and how to tell a good one from a vague one.

How much carpet there is

This is the biggest factor, and it is the one a per-room price hides. Rooms vary a lot in size, and a staircase, a hallway, a landing, and a closet are all carpet that a per-room count tends to skip or lump in.

A real estimate is built from the carpet that is actually there. That is also why it helps to tell us what you want cleaned rather than how many rooms the house has.

What the carpet is made of

Synthetic carpet takes hot water extraction well. Wool broadloom, which is common in Mill Valley and Tiburon houses, needs the moisture, temperature, and pH matched to the fiber. That is more careful work, and it is a different job from a synthetic hallway. We cover what wool needs in our wool carpet cleaning guide.

Area rugs are a separate job for the same reason. A wool or oriental rug is cleaned on location, in your home, and the method depends on the fiber and the dyes. Our post on wool and oriental rug cleaning explains how that goes.

What condition it is in

Ordinary traffic-lane soil is one job. A carpet that has gone several years between cleanings, one with ground-in grit, one with pet accidents or stains that need treating first, is another. Anything that has to be worked on before the main extraction adds steps, and steps are time.

We will be honest about what cleaning can and cannot do here. Soil, residue, and most stains come out. Odor that has soaked through to the pad or the subfloor does not always, and we say so at the estimate rather than selling a job that will not fix the problem. Our post on pet odor in carpet and upholstery goes into where the line is.

How hard the house is to work in

Most Marin houses are straightforward. Some are not: a steep hillside driveway, a long walk from the truck to the door, several flights of stairs, a houseboat down a dock with a long hose run. None of that is a problem, but it is part of the job, so tell us about it when you ask for the estimate.

Where the house is matters too. Our standard service area covers most of Marin, and there is no driving charge inside it. A driving charge applies only to extended West Marin locations, and it is quoted upfront, not found on the invoice.

What happens after the cleaning

Some jobs end with the extraction. Some include a protector on the traffic lanes, which keeps the next round of soil closer to the surface where a vacuum can reach it. Whether that is worth adding depends on the carpet and the household, and we cover it honestly in is carpet protector worth it. It is a choice, and a good estimate lists it separately so you can say yes or no.

How to read any carpet cleaning quote

Whoever you call, these are the questions that separate a real quote from an advertisement:

  • Is it measured, or is it a guess? A price built from how much carpet there is will hold up. A flat number per room often will not.
  • What is the method? Truck-mounted extraction pulls out far more moisture than a portable unit. Ask what is being used and whether it includes a thorough rinse, because detergent left in the carpet keeps attracting soil, and that is a common reason a carpet looks dirty again a few weeks later.
  • What is included and what is extra? Spot treatment, stairs, protector, and rugs are common places for a low headline price to grow.
  • Is the price final? A number that can change once someone is standing in your living room is an advertisement, not a quote.
  • Will they tell you what they will not do? A company that says yes to everything is guessing. The useful answer is sometimes “that stain will not come out” or “that carpet does not need cleaning yet.”

Why we give an estimate instead of a number

We give you a free estimate first, and the estimate is the price. No surprises when the work is done, and no upsells invented on your doorstep. If we can price it over the phone we will, and if it genuinely needs eyes on it we will say so.

The fastest way to get a real number is to text us a photo of the carpet and tell us what you want done. We can usually tell a great deal from a picture and a few details, and where we cannot, we would rather look at it than guess.

Keeping the work, and the bill, smaller

You cannot always control what a floor has been through. You can control how often it needs rescuing. Cleaning on a sensible schedule keeps soil from being ground into the fibers, and the fibers last longer for it. Our guide to how often to clean carpet has a schedule by household, and a mat inside and outside every door does more than any product.

Next step

If you want to know what your carpet needs and what it will take, ask for a free estimate or text us a photo. Our carpet and rug cleaning page has the full list of what we do, and the FAQ covers scheduling and how the estimate works.

Frequently asked

How much does carpet cleaning cost in Marin County?

It depends on how much carpet there is, what it is made of, what condition it is in, and how easy the house is to work in. We do not publish a price list, because two houses of the same size can need different jobs. Call or text us, ideally with a photo, and the free estimate is the price.

Is the estimate the final price?

Yes. We give you a free estimate first and the estimate is the price, with no surprises when the work is done. If we think your carpet does not need what you called about, we will tell you that too.

Why do some companies advertise a flat price per room?

A per-room price is easy to advertise and hard to compare, because rooms are not the same size and closets, hallways, and stairs are often counted separately. If you are comparing quotes, ask what counts as a room, what is excluded, and whether the number can change once someone is in the house.

Is there a driving charge in Marin?

Not inside our standard service area, which covers most of Marin including Sausalito, Mill Valley, Tiburon, San Rafael, and Novato. A driving charge applies only to extended West Marin locations, and it is quoted upfront.
