Carpet in a Terra Linda or Lucas Valley Eichler is laid over a concrete slab with the radiant heating inside it. Over a wood subfloor and a crawlspace, a little leftover moisture has somewhere to go. Over a slab it has one way out, which is back up through the pile, so how much water we pull out decides how long the room stays damp. Our truck-mounted system extracts the hot rinse before it reaches the backing, and on slab rooms we keep extracting until the carpet is as dry as we can get it, rather than moving on to the next room.
The drying plan is made before we start, not after. We decide the room order so the bedrooms you need that night get the most drying time, place air movers where the slab will hold moisture longest, and tell you a realistic dry time. Most carpet dries in roughly four to eight hours. Slab rooms on a cool day sit toward the longer end, which is why we would usually rather start an Eichler job in the morning.
The older houses in Gerstle Park and around Dominican are a different job. Where there is wool broadloom, or a wool or oriental-style rug lying on original wood floors, we identify the fiber and test the dyes before anything gets wet, then match pH, temperature, and moisture to the piece. Rugs are cleaned on location, in the room. If a rug turns out to be sisal, jute, or seagrass, or is very thin or bordered in fabric, we will say so and point you to an in-plant cleaner instead.
